We have lived in our home for the past seven years. The abundance of family memories made here created a space so much more than just a house. Our oldest daughter wasn’t quite two years old when our home was built and we moved in so this is really the only home she’s ever known. She helped paint her little sister’s nursery when I was pregnant and has made more messes with craft supplies than you could think possible at such a young age. This home is very loved but just two years ago we thought we wanted to move and list it for sale. That story didn’t turn out how we initially had hoped and we are again looking to sell our very loved home. We have bought and sold multiple homes previously but nothing was quite as bad as our last seller’s experience resulting in not selling at all. We are taking everything we learned in that experience and using it to make selling your home easy this time around. With Opendoor.com you can get a free offer on your home and get paid in a matter of days making it stress-free to move on to your next home. Sounds easy, right? It really is that simple.
Building our home eight years ago we were just a family of three. Our oldest daughter was a toddler and I was brand new to being a stay at home mom. The 2,900 square foot home with four bedrooms, two and a half baths, den, dining room, big kitchen, open great room and yard was perfect for us. And for many years it continued to be perfect for us. But then along came baby sister and in the meantime both my husband and I had full time work from home careers. Could this home still work for our family? Absolutely but with changes in the Phoenix housing market it just made more sense to sell our home and look for something that fit our new lifestyle and family that had added a little person. We were excited when we signed a contract to build a new home with a contingency to sell our current home in 2015. Then everything in the process went wrong.
Getting the house ready to show to potential buyers was hard and time consuming. We spent on everything from carpet cleaning to tree trimming to reseeding our lawn. These little expenses added up quickly and before we knew it we were also spending on staging our home and photography for the listing. Finally, our home was officially for sale and we were sure it would sell quickly. It didn’t. Every other day we received short notice calls to see our home. Working from home with an infant and pets makes getting out of the house quickly a challenge.
Add in the hundreds of messes happening in our home daily with science experiments and craft projects and it was impossible to keep up. Every corner of our entire home had to be immaculate. The house needed to smell nice and I wanted freshly baked cookies on the counter as potential buyers viewed our home. The lights needed to be on. I was insistent on soft music playing. The pets needed to be out of the house and their food and water bowls had to be tucked away. You get it, this was not easy. Let’s pretend like we also weren’t working during the day and really had nowhere to go with Arizona temperatures still in the high 90’s. The ice cream shop parking lot became our new hang out with a van full of kids and pets and melting ice cream cones. I vowed to never have that same experience when we decided to take our home off the market. We were going to regroup and build a pool instead. The last two years with a pool have been fabulous and we’ve spent more time in the pool with friends than we ever imagined.
Yet here we are again realizing it’s the perfect time to sell our home in the Phoenix real estate market. Except for that one little thing – we don’t want to deal with all the hassle that comes with selling your home. This week I explored Opendoor to Get an instant home value report.
I easily submitted the request with information about our home including square footage and any updates we had made. Just a few hours later I received a call to go over my submission and make sure everything noted was correct. We talked about our pool and I submitted additional photos for verification. 24 hours later I had an offer in my email inbox. The offer took into consideration market trends in my neighborhood, my home details and comparable homes.
The offer was fair and close to what we expected from a potential buyer in today’s market. The fees were 13% of the total offer but keep in mind there is absolutely no hassle involved in selling your home. You get to decide your closing date and when to move anytime between 0 and 60 days from the time the Opendoor contract is completed. This time around I’m pretty sure my daughters and our pets will be quite a bit happier with how we’re considering handling the sale of our home. Although little sister might have appreciated daily outings for ice cream.
So what happens next? After getting your offer and you’ve signed a purchase agreement, a free home inspection is completed to confirm the value of your home. Then you select your closing and move out date. Opendoor handles escrow and makes all necessary paperwork available to you in your online dashboard. You’ll receive payment for your home sale on the closing date you’ve selected. Easy peasy, you just sold your house.
Do you have any tips to make selling your home easy?
Wow I have never heard of a website that does it all for you. That’s kinda awesome. I am glad this round has been a much better experience!
We also had our home for sale years ago, but it was right after the market dropped. It was a horrible experience. Maybe I’ll check this out the next time we plan on putting our house on the market.
Selling your home can be extremely stressful. It’s great that there are utilities out there that can make it less of a burden and easier to look forward to the exciting times ahead.
Oh we were seriously blessed when we were ready to move. It was almost scary how fast it sold and how much work we didn’t have to do. These are great tips though.
I am not selling any time soon but this seems like a great service to save you a lot of time and effort. I will remember them but it won’t be for a long time.
Such a darling house. I love that you put in a pool! I personally love the process of moving. I know, weird.
We are currently renting, but can’t wait until we can own. This is great, I know a few people right now who are trying or about to attempt to sell their homes. – jeanine
I’ve owned and sold three properties its definitely not easy especially when kids are involved. Having it neat and organized was key for me.
What a valuable tool. My sister recently sold her home and it was nerve racking, especially when the initial offer was rescinded. Luckily, they found another buyer quickly.
What a wonderful resource! I’ve sold homes before when my kiddos were little, and it was not at all fun. This service looks like it could alleviate a lot of the stress from the process.
This definitely makes selling your home easier especially if you don’t know where to start. I’ve been in Colorado for years now and I’ve thought about going back to New York but I haven’t decided yet, I think it’s awesome that we have this site to rely on!
This does sound really easy – and the bonus is much less stress! Wishing you all the best in your new home. L xx
As of now, we don’t have our own home yet but I have a friend who’s trying to sell their home. I know this will help her family. I’ll share it
