Building our home eight years ago we were just a family of three. Our oldest daughter was a toddler and I was brand new to being a stay at home mom. The 2,900 square foot home with four bedrooms, two and a half baths, den, dining room, big kitchen, open great room and yard was perfect for us. And for many years it continued to be perfect for us. But then along came baby sister and in the meantime both my husband and I had full time work from home careers. Could this home still work for our family? Absolutely but with changes in the Phoenix housing market it just made more sense to sell our home and look for something that fit our new lifestyle and family that had added a little person. We were excited when we signed a contract to build a new home with a contingency to sell our current home in 2015. Then everything in the process went wrong.

Getting the house ready to show to potential buyers was hard and time consuming. We spent on everything from carpet cleaning to tree trimming to reseeding our lawn. These little expenses added up quickly and before we knew it we were also spending on staging our home and photography for the listing. Finally, our home was officially for sale and we were sure it would sell quickly. It didn’t. Every other day we received short notice calls to see our home. Working from home with an infant and pets makes getting out of the house quickly a challenge.

Add in the hundreds of messes happening in our home daily with science experiments and craft projects and it was impossible to keep up. Every corner of our entire home had to be immaculate. The house needed to smell nice and I wanted freshly baked cookies on the counter as potential buyers viewed our home. The lights needed to be on. I was insistent on soft music playing. The pets needed to be out of the house and their food and water bowls had to be tucked away. You get it, this was not easy. Let’s pretend like we also weren’t working during the day and really had nowhere to go with Arizona temperatures still in the high 90’s. Just a few hours later I received a call to go over my submission and make sure everything noted was correct. We talked about our pool and I submitted additional photos for verification. 24 hours later I had an offer in my email inbox. The offer took into consideration market trends in my neighborhood, my home details and comparable homes.

The offer was fair and close to what we expected from a potential buyer in today’s market. The fees were 13% of the total offer but keep in mind there is absolutely no hassle involved in selling your home. You get to decide your closing date and when to move anytime between 0 and 60 days from the time the Opendoor contract is completed. This time around I’m pretty sure my daughters and our pets will be quite a bit happier with how we’re considering handling the sale of our home.
